According to Zillow’s research, homes listed between May 1st and May 15th sell nine days faster and for up to 1 percent more money than the homeowner’s asking price. Why would that be? If they purchase a home in late spring, they can be moved and have time to settle in before the kids go back to school in the fall.
However, in May, house hunters start to see summer approaching quickly. This can make prospective homebuyers more eager to make a deal, right around the beginning to middle of May. Zillow also reports that listings posted on Saturdays receive 20% more views than listings posted earlier in the week. Friday posts get 14% more views than early in the week listings. This may simply be because for many people, Saturday is their day off. That’s a good day for them to look for houses. The Friday spikes in views may be people planning what houses to look at over the weekend, when they have free time.
As a seller, you want to make sure that your listing gets as many eyes on it as possible. Posting your listing on a Saturday is a good way to ensure that it’s seen by the highest number of interested buyers.
What Else Affects Home Sales?
Of course, there are many other factors that affect the sale of your house. The weather can be an important consideration – it’s notable that the time of year matters less to sales figures in regions where the weather is fairly stable year-round. Sales fluctuate more when the seasons are distinct.
